Sonakshi Sinha Rents Out Her Luxury Flat in Mumbai’s Bandra to the Consulate of Kuwait for a Total Rent of ₹1.92 Crore

Bollywood actress Sonakshi Sinha has officially locked in a major real estate deal in one of Mumbai’s most upscale neighborhoods. The Dabangg actress has leased out her ultra-premium, sea-facing apartment located in the trendy Bandra West locality to the Consulate General of the State of Kuwait. According to official property registration data, the high-profile diplomatic lease agreement has been finalized for an impressive total annual rent of one crore ninety-two lakh rupees. The flat is situated on a prime higher floor of the famous luxury tower named 81 Aureate on K.C. Marg, a residential skyscraper that is highly popular for housing corporate leaders and prominent personalities from the entertainment world.

The financial breakdown of this massive transaction highlights the premium value that luxury properties command in Mumbai’s real estate market. The diplomatic agreement states that the Consulate of Kuwait will be paying a monthly rent of sixteen lakh rupees, bringing the total yield to the final annual amount of one point nine two crore rupees over the twelve-month tenure. To make the transaction even more seamless, the total annual rent was reportedly paid entirely in advance by the licensee at the time the contract was officially finalized. The official leave-and-license agreement was registered on May 25, 2026, incurring a standard stamp duty of ninety-six thousand rupees alongside a basic registration fee of one thousand rupees, with the lease officially starting on June 7, 2026, and ending on June 6, 2027.

The sprawling luxury apartment features a massive four thousand three hundred and fifty square feet of carpet area, which also includes a separate twenty-seven square foot helper’s restroom area. The diplomatic space will serve as the official residential accommodation for the Kuwaiti Consul General, Emad Abdul Aziz Al-Kharaz, along with his family members and regular household staff. Due to his official diplomatic status, the Consul General was granted a special exemption from personally visiting the local sub-registrar office to sign the documents. The prime property has been leased out alongside three dedicated car parking spaces, and the agreement includes a strict twelve-month lock-in period to guarantee stability for both parties.

As part of the premium lifestyle offered by the residential complex, the incoming tenants will have unrestricted access to a long list of high-end building amenities at no extra cost. The skyscraper features a fully equipped gymnasium, a library, a dedicated conference room, three lush garden spaces, a banquet hall, a yoga studio, an open-sky fitness center, and a kids’ play zone. Interestingly, the building even offers two separate swimming pools designed specifically for men and women. Under the terms of the lease, Sonakshi Sinha will continue to cover the standard building society maintenance charges, municipal taxes, and water taxes, while the Kuwaiti Consulate will take full responsibility for day-to-day utility bills, including internet, electricity, and cable connections.
