Bollywood superstar Hrithik Roshan has once again made headlines in the real estate sector after leasing out a commercial office space measuring 2,727 square feet in Mumbai’s prominent suburban hub of Goregaon East. According to property registration documents accessed by real estate data analytics firm CRE Matrix, the five-year lease agreement was registered on August 31, 2026, with the official licence and rental period commencing on September 5, 2026. Located on the fourteenth floor of the E-Wing inside Lotus Corporate Park within the Graham Firth Steel Compound, the premium workplace has been leased to QuantumX Global Private Limited for a total rental payout of approximately 4.84 crore rupees over the 60-month tenure.
The financial terms of the commercial transaction outline a structured payment plan that includes a starting monthly rent of roughly 7.30 lakh rupees. As per the clauses specified in the registered lease contract, the monthly rental figure will experience a standard five percent escalation on an annual basis. Consequently, the monthly rental outgo will progressively rise to around 7.67 lakh rupees in the second year, 8.05 lakh rupees in the third year, 8.45 lakh rupees in the fourth year, and touch nearly 8.87 lakh rupees by the final fifth year of the agreement. This gradual escalation ensures a steady stream of high-yielding passive income for the actor, highlighting his preference for investing in prime commercial properties across Mumbai’s key business districts.
This recent deal further expands the Roshan family’s extensive commercial property portfolio, coming closely on the heels of several high-value real estate transactions in recent months. Just weeks prior, the actor leased out a massive commercial office spread over nearly 6,000 square feet at Lotus Nilkamal Business Park in Andheri West to Clearsynth Labs Limited for a starting monthly rent of 17 lakh rupees. Furthermore, his parents, Rakesh Roshan and Pramila Roshan, recently leased out their residential property in Juhu’s JVPD scheme for a three-year term valued at 1.89 crore rupees in rental income. With multiple acquisitions and rental agreements executed across key markets like Andheri, Goregaon, and Pune, Hrithik Roshan continues to demonstrate sharp business acumen by leveraging Mumbai’s booming commercial real estate sector.
