Veteran Bollywood icon Jeetendra recently shared a captivating story about one of the most lucrative real estate acquisitions in Indian entertainment history. Speaking in an interview, the legendary actor reflected on purchasing a sprawling bungalow in Mumbai’s prime Pali Hill area for just ₹4.25 lakh during his early career. The property was originally owned by 1950s superstar Bharat Bhushan, known for historic hits like Baiju Bawra, who was forced to sell his prized home amid severe financial distress. Jeetendra recalled that growing up in a modest 20×10 chawl room in Girgaum, owning a bungalow was a massive milestone for his family, so when Bharat Bhushan approached him with the urgent offer, his father encouraged him to seize the opportunity immediately.
Although the 3,450-square-foot plot was acquired at an unbelievably low price, Jeetendra admitted that the initial excitement turned into anxiety shortly after moving in. A series of four consecutive box office failures left him convinced that the house brought bad luck, leading him to fear that he might suffer the same financial misfortune that had plagued Bharat Bhushan. Fearing for his career’s future, Jeetendra and his family decided to vacate the residence. However, what seemed like an unlucky home eventually turned out to be a goldmine when a developer approached him years later with a proposal to redevelop the property.
The redevelopment process revealed astonishing financial returns even before the construction of new apartments began. When the original structure was demolished, Jeetendra earned ₹11.5 lakh solely from selling the high-quality Burma teak wood used in the original construction. The proceeds from the timber alone were nearly three times his initial purchase price for the entire property. The site was subsequently redeveloped into Gautam Apartments, where Jeetendra quickly sold individual flats for around ₹85 per square foot out of caution. Today, those same apartments trade at astronomical rates of around ₹85,000 per square foot, while the land alone is estimated to be worth a staggering ₹450 crore.
Looking back at the transaction, Jeetendra expressed sympathy for Bharat Bhushan’s difficult circumstances, noting how financial pressure forced the late actor to wrap up the transaction in just two days without realizing the full value of the land and building. The extraordinary deal marked Jeetendra’s initial foray into property investments, serving as the foundation for his successful career as a real estate developer alongside his celebrated cinematic legacy.
